The VA loan is the strongest financing benefit available in the market: no down payment, no monthly mortgage insurance, and pricing that regularly beats conventional. It's a program we work with constantly.

We help eligible borrowers pull their Certificate of Eligibility, understand entitlement, and structure a VA purchase or refinance that closes on time.

  • 100% financing — no down payment required
  • No monthly mortgage insurance, ever
  • Funding fee can be financed; exempt with qualifying disability
  • Flexible credit and debt-to-income guidelines
  • Reusable entitlement and VA IRRRL streamline refinance
  • Seller-paid closing costs allowed

Who Is Eligible for a VA Loan

Eligibility generally covers active-duty service members meeting minimum service requirements, veterans discharged under conditions other than dishonorable, qualifying National Guard and Reserve members, and certain surviving spouses. Eligibility is documented with a Certificate of Eligibility (COE), which we can usually pull for you in minutes.

The VA Funding Fee

Instead of mortgage insurance, VA charges a one-time funding fee that varies by down payment, service type and whether it's your first use of the benefit. The fee can be rolled into the loan amount, and borrowers receiving VA compensation for a service-connected disability are typically exempt entirely — which makes an already strong loan even cheaper.

VA IRRRL: The Streamline Refinance

If you already have a VA loan and rates improve, the Interest Rate Reduction Refinance Loan (IRRRL) lets you lower your payment with reduced documentation — often no new appraisal and no income verification. We monitor rates for past clients and reach out when an IRRRL makes sense.

Frequently Asked Questions

Can I use my VA benefit more than once?

Yes. Entitlement is restored when a prior VA loan is paid off, and in some cases you can have more than one VA loan at a time using remaining entitlement.

Is there a VA loan limit?

Borrowers with full entitlement generally have no VA loan limit — the limiting factor is what you qualify for. Partial entitlement cases do have county-based calculations.

Do VA loans take longer to close?

Not with a lender who works with them regularly. The VA appraisal and Minimum Property Requirements add steps, and we manage them so your timeline holds.
